When you are thinking of upgrading your home, or perhaps getting into the market for the first time, what’s the first thing you do?

My guess is that you contact a real estate agent, since they are they accepted ‘experts’ in the field. It maybe to have them appraise your existing home for its value, or just to see what’s available in the area. And without a doubt, they wield some powerful influence when it comes to the way we think and feel about buying a new home.

But I believe it’s rare that a real estate agent would suggest to someone that they build a home.  Why? Because existing homes can be worth up to two to three times more than a block of land, and with a commission-based remuneration model, you can’t blame them for trying to sell you an existing home. It make sense for them. But for you, not so much.

The Right Questions

When you meet with a real estate agent, they’ll ask you lots of questions to find out exactly what you are looking for. But here are six questions they won’t ask you:

  1. Do you want a house that’s been tailor-made for you?
  2. Would you like to save anywhere up to $20,000 in stamp duty?
  3. Do you want the opportunity to create instant equity?
  4. Do you want to be eligible for the maximum available first home owners grant?
  5. Do you want to spend your budget on the areas of your home that will bring you the most happiness?
  6. Do you want a property that will be maintenance free for five to ten years?

If you answered ‘yes’ to any of these questions, and why wouldn’t you, then building a home could be a much better proposition for you, because building a home gives you access to all the above – a tailor-made, maintenance-free home, built to serve your family’s requirements, for the best your budget allows. And all with a little help from the Government.
